4 LA water heater swap gotchas

Earthquake strapping is required (CPC 504.5)

Two metal straps (top + bottom 1/3 of tank) anchored to wall studs are required for all water heaters in California. Old installs often missing. Inspectors fail without it. Adds $50-100 to the install — non-negotiable.

Expansion tank needed when there's a pressure-reducing valve

If your house has a pressure-reducing valve (PRV) at the water main — most LA homes do — code requires an expansion tank on the cold side of the water heater to absorb thermal expansion. Without it, the pressure-relief valve drips constantly + the tank fails early. Inspectors check.

Heat-pump water heater stacks rebates aggressively

TECH Clean California rebate $1,000 + federal IRA tax credit 30% (up to $2,000) + LADWP rebate ($300-500) + SoCalGas decommissioning rebate. Total stack can cover 40-60% of a heat-pump water heater install. Standard tank gets nothing. Worth the math.

Tankless venting is its own decision

Gas tankless water heaters need either a non-condensing model (vents in standard B-vent flue) or condensing (vents in PVC/stainless out a sidewall). Sidewall venting can be more flexible for placement but requires correct termination clearances from windows + doors. Inspector verifies clearances.
