Terms of Service

1. Acceptance of these terms

These Terms of Service (“Terms”) govern your use of permitpath.la (the “Site”), operated by Leafent (“PermitPathLA,” “we,” “us,” or “our”). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

These Terms incorporate by reference our Privacy Policy.

2. What the Site does

PermitPathLA helps Los Angeles homeowners navigate the permit process for accessory dwelling units (ADUs) and related residential construction. The Site offers:

  • Free address-based feasibility checks
  • A multi-step permit wizard that surfaces zoning, overlays, permit categories, and step-by-step LADBS guidance for your specific address
  • Cost calculators, document generators, and reference guides
  • A directory of California-licensed pros (contractors, architects, engineers, surveyors, brokers, lenders, insurance brokers, escrow companies, title companies, etc.)
  • Optional lead-routing to partner pros when you affirmatively request a referral

All features are provided free of charge. We may introduce paid optional services in the future; those will be clearly marked.

3. Eligibility

You must be at least 18 years of age to use the Site. By using the Site, you represent and warrant that you meet this requirement.

4. Your responsibilities

  • Provide accurate information when using the Site (addresses, lot details, contact info on lead forms).
  • Verify all permit-related output against official sources (LADBS, LADWP, LA County Department of Regional Planning, etc.) before acting on it.
  • Verify any pro’s license, bond, and insurance status directly with the relevant state board (CSLB, DRE, BPELSG, BREA, NMLS, etc.) before engaging them.
  • Use the Site lawfully. Do not attempt to disrupt the Site, reverse-engineer protected interfaces, scrape data in violation of these Terms, or access administrative areas without authorization.

5. No professional advice; no permit guarantees

PermitPathLA is not a permit-issuing authority. Nothing on the Site is legal advice, engineering advice, architectural advice, real estate advice, financial advice, tax advice, or professional advice of any kind.

We do not represent that any project will receive a permit, that any permit will be issued within any specific timeline, or that any zoning / overlay analysis we surface is accurate or current. Permit decisions are made exclusively by LADBS, LA County, and other government agencies based on their own review.

Verify all information through official sources before making decisions that depend on it. Hire licensed professionals (architects, engineers, attorneys, brokers) for advice specific to your project.

6. Pro directory disclaimer

The Site lists California-licensed pros across various categories. Listing in our directory is not an endorsement, certification, or warranty of any pro’s quality, fitness, legality, or safety.We do not verify every pro’s current license status, references, or insurance. You are responsible for verifying licensure and qualifications independently before engaging any pro.

Some pros are marked “Sponsored” or otherwise highlighted. Sponsored placements are paid for and disclosed per FTC guidelines. Disclosure does not change our recommendation criteria; we only accept sponsorship from pros we would otherwise list.

We are not a party to any transaction, contract, or agreement between you and a pro. Disputes between you and a pro are between you and that pro.

7. Lead forms and referrals

When you submit a lead form requesting a referral to a partner pro, you authorize us to share the contact information you provided with the relevant partner(s). You also authorize the partner(s) to contact you via phone, email, or SMS to follow up on your inquiry.

You may receive a referral fee, compensation, or commission sharing through a partner’s transaction with you, depending on the partner’s arrangement with us. Where required by law, those compensation arrangements are disclosed via the relevant licensee.

8. Intellectual property

All content on the Site — including text, layout, design, generated documents (cover sheets, plot plans, general notes), and software — is owned by PermitPathLA or our licensors and protected by U.S. and international copyright, trademark, and other intellectual property laws.

You may use the Site for personal, non-commercial purposes relating to your own property. You may download and use generated documents (e.g., cover sheets, plot plans) for your own permit submittal. You may not republish, resell, sublicense, scrape, or systematically copy Site content without our prior written permission.

9. Disclaimer of warranties

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED. We disclaim all implied warranties including merchantability, fitness for a particular purpose, non-infringement, and any warranties arising out of course of dealing or usage of trade.

We do not warrant that the Site will be uninterrupted, error-free, accurate, complete, or that defects will be corrected. We do not warrant the accuracy, completeness, or timeliness of any address-based data we surface (zoning, overlays, parcel records, permit history, etc.).

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, PERMITPATHLA’S TOTAL AGGREGATE LIABILITY TO YOU FOR ANY CLAIMS ARISING OUT OF OR RELATING TO THE SITE OR THESE TERMS WILL NOT EXCEED ONE HUNDRED US DOLLARS (US $100).

IN NO EVENT WILL PERMITPATHLA BE LIABLE FOR ANY INDIRECT, CONSEQUENTIAL, SPECIAL, INCIDENTAL, EXEMPLARY, OR PUNITIVE DAMAGES, including but not limited to lost profits, lost revenue, lost data, business interruption, denied permits, delayed construction, contractor disputes, or damages arising from actions taken in reliance on information from the Site, even if we have been advised of the possibility of such damages.

Some jurisdictions do not allow these limitations. In those jurisdictions, our liability is limited to the smallest amount allowed by applicable law.

11. Indemnification

You agree to defend, indemnify, and hold harmless PermitPathLA, its operators, and its affiliates from any third-party claim, damage, loss, liability, cost, or expense (including reasonable attorneys’ fees) arising from (i) your use of the Site, (ii) your violation of these Terms, (iii) your engagement with any pro listed in the directory, or (iv) your construction project, permit application, or any related transactions.

12. Third-party links and services

The Site includes links to third-party websites (LADBS, LADWP, partner pro websites, map services, etc.). We are not responsible for the content, accuracy, or practices of those sites. Your use of third-party sites is governed by their own terms.

13. Modifications to the Site or Terms

We may modify, suspend, or discontinue the Site at any time without prior notice. We may modify these Terms by posting the updated version at this URL with a new “Last updated” date. Material changes will be announced via a Site banner for at least 30 days before they take effect. Continued use after the effective date constitutes acceptance.

14. Termination

We may terminate or suspend your access to the Site at any time, for any reason, including violation of these Terms. On termination, your right to use the Site ends immediately. Provisions of these Terms that by their nature should survive termination (including IP, disclaimers, limitation of liability, indemnification, governing law) will survive.

15. Governing law and venue

These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. You and PermitPathLA agree that any dispute arising under or in connection with these Terms will be brought exclusively in the state or federal courts located in Los Angeles County, California, and each party consents to personal jurisdiction in those courts.

16. Severability and entire agreement

If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in effect. These Terms, together with the Privacy Policy, constitute the entire agreement between you and PermitPathLA regarding the Site and supersede any prior agreements.
