4 LA roofing / re-roof gotchas

Cool Roof material required (CRRC-listed)

California Title 24 requires cool-roof rated materials (CRRC product listing) for most residential re-roofs in LA. Standard dark composition shingles often don't qualify. Your roofer should specify CRRC product numbers on the permit application + materials list. White or light-colored versions usually meet the requirement; standard dark shingles often don't.

VHFHSZ requires Class A fire rating + ignition-resistant

Properties in Very High Fire Hazard Severity Zones (most LA hillside neighborhoods) require Class A roof rating + ignition-resistant assembly per CBC Chapter 7A. No wood shake. No wood shingle. Class B materials don't qualify. Standard composition shingle Class A is fine.

Sheathing inspection between tear-off and new install

Once the old roof is off, LADBS may inspect the sheathing (plywood + rafters). Damaged sheathing must be replaced before new roofing. Roofers often quote a per-sqft replacement adder ($3-6/sqft) that gets added if found rotten. Ask the quote price WITH and WITHOUT damaged-sheathing assumption.

Solar coordination matters

If you have solar panels, the roofer + solar installer have to coordinate panel removal + reinstall + electrical reconnect. Most roofers don't touch solar. Most solar installers charge $1,500-3,000 to detach + reattach the array. Plan + price this BEFORE signing the roofing contract.
